Does Property Have Proper Zoning Designation?

What do I need to provide staff to find out the zoning designation of my property?

  • Geographic ID# (00-0000-0000-0000-00)
  • Legal Description (lot, block, subdivision)

Planning and Development Services Department (PDSD) Staff will need the Geographic ID# to check the property’s 1) Use District, 2) Area District, and 3) Overlay District.  You will then discuss your proposed project to verify if the property has the appropriate zoning designation. Every property in Brownsville city limits will have one Use District, one Area District designation and may or may not have an Overlay District.

1)  Use District designation—regulates what uses are allowed.
  • Dwelling (D)
  • Dwelling/Retail Use (DR)
  • Apartment (A)
  • Professional Office (1C)
  • Light Retail (2C)
  • Medium Retail (3C)
  • General Retail (4C)
  • Light Commercial (5C)
  • Medium Commercial (6C)
  • Light Industrial (7C)
  • Medium Industrial (8C)
  • Heavy Industrial (9C)
2)  Area District designation—regulates the density, setbacks, height, minimum lot size, etc.

3) Overlay District (if applicable)—supplementary provisions to an area; there are more than a dozen throughout the City, examples include the Historic Overlay District (O11), Downtown Overlay District (DOD)
