This inspection is then conducted by a Building and Construction Inspector, a Combination Inspector or the Building Official. Its purpose is to identify obvious deficiencies with the tenant space or building. Existing conditions of the following will be checked: building, structure, mechanical, electrical, plumbing systems, site, parking spaces, accessibility and existing trash or debris on site. If deficiencies are found, a list will be provided to the applicant; the applicant will be advised if additional permits will be necessary to address the deficiencies and bring the space into compliance.
(Required) Fire Department conducts an inspection on buildings that are existing, and/or new construction. This inspection will confirm required exits, exit signs, fire extinguishers, sprinkler system, fire alarm, driveway turnaround (if applicable), in addition to checking that driveway width and curb radii are in compliance.
(If Applicable) Health Department will need to inspect the property if the proposed business is a restaurant or where food handling will take place. Requirements may include things like kitchen equipment, specific room finishes and confirm layout matches the approved plans.
(If Applicable) Brownsville PUB Pretreatment Department will inspect the property if the proposed business is a restaurant, car wash, facility with x-ray processing, medical /dental offices. Inspectors may look for working grease trap, or lint trap, etc.
