STEP 3: Plan Review

  • Fill out an Application for Building Permit completely before coming into the office.
  • See Residential Document Submittal Requirements flyer to see what needs to be submitted for review. No partial submittals will be accepted.
  • Drop off all documents at the Help Desk in front of Planning and Development Services Department.
  • Residential plan review turnaround time is 3 business days; If plans need to be resubmitted, the stopwatch / day count restarts at 0.

Fundamental Code Requirements (not all inclusive)

  • Compliance with Sidewalk and Driveway Ordinances
  •  A full kitchen
  • Minimum one 120 sqft room
  • Minimum one exterior door 3’-0” x 6’-8”
  • Bedroom windows (minimum 3’-0” x 5’-0” in sill) for egress
  • Window height (above finished floor to top of sill) on exterior elevations, if pane is over 9 sqft
  • Wall section showing R-13 insulation
  • Stair thread and rise; if provided show handrail height (34”-38”) & guard height (36” minimum) Spindles that are spaced less than 4” apart.
  • Ensure bedroom door does not open into garage.
  • Exterior elevations must show type of finish material(s).
  • Carbon Monoxide Alarms / Smoke Alarms
  • GFCI electrical outlets
